STEP 4 During Escrow Period: Once a fully executed purchase contract has been signed off and accepted by both parties, the contract including buyers deposit check gets forwarded to an independent third party escrow company (also called open escrow) which takes care of all the transfering of title and funds between the seller and the buyer according to terms of purchase contract. If the case where seller not willing to reduce the sales price and buyers don't have additional money for the difference, the loan will not be approve and most likely the sale contract will be cancel. The lender will request additional financial documents from the buyer to approve, process and lock in the desire rate per buyer's request for the loan. Termite inspection is usually requested by buyers and lenders to give the buyers peace of mind and typically negotiated at the seller’s expense. Inspections provide detail information on areas of concern to the buyer and seller so the seller can be aware and fix required areas of the issue. From the inspection report, the buyer typically have the option to cancel the contract, request seller to repair, or credit to the buyers so the buyers can do the repairs themselves. The final closing escrow day where the transfer of the property to buyer and transfer funds to seller after all the documents are signed and escrow company records the transfer of ownership to county recorder. |
